Home inspection

A home inspection is one of the final steps before purchasing a home. After a seller accepts your offer, a licensed inspector visits the property to review its overall condition.

The inspection usually takes a few hours. During that time, the inspector examines the home’s major systems and structure to identify potential safety concerns, maintenance needs, or repairs.

Inspectors generally review:

  • the foundation and structure
  • the roof and exterior
  • electrical systems and panels
  • plumbing and water heaters
  • heating and cooling systems
  • windows, doors, and insulation
  • the attic and basement

In competitive housing markets, some buyers choose to skip the inspection in order to strengthen their offer. But doing so means purchasing a home without fully understanding its condition.

A home inspection gives buyers a clearer picture of the property before completing the purchase. It can reveal issues that may not be visible during a showing — such as electrical concerns, roof damage, plumbing leaks, or foundation problems.

For many buyers, the inspection is also an opportunity to ask questions and learn more about how the home functions. In some cases, the findings may lead to repair requests or adjustments to the purchase agreement.
